North Lakes is a master-planned community beside the Bruce Highway, built around its lakes, parks and the big retail precinct anchored by Westfield North Lakes and IKEA. It is about 20 minutes down the highway from our base in Caboolture, and its housing is some of the most consistent in Moreton Bay: modern homes on compact blocks, with a lot of render, exposed aggregate and pavers.

That consistency shapes the work. Most North Lakes homes have a double garage with an aggregate or coloured concrete driveway, a rendered or painted facade, and an alfresco area out the back. The earliest streets are now well over 15 years old, and their driveways have darkened in a way most owners only notice when they see a freshly cleaned one next door.

Aggregate needs care. It looks rough, but the stones are held by a thin layer of cement and sealer, and blasting it with a narrow wand can strip the surface and loosen stones. We pre-treat the mould, clean with a rotary surface cleaner at a suitable pressure, then detail the edges and saw cuts by hand. If the driveway was sealed and the sealer has failed, we will tell you, because cleaning will not bring back the gloss.

Render is the other common surface. The grey and green streaks on North Lakes homes usually come from algae and airborne dirt running down from window sills, parapets and the top of the walls. A soft wash kills that growth at low pressure, so the paint and texture are left intact, and it works just as well on eaves, gutters and fences. Homes near the lakes and the green corridors tend to grow algae faster because of the extra moisture and shade.

Small blocks mean neighbours are close, so we keep overspray under control and protect stormwater drains, as Queensland rules require. Many homes here have solar on a single storey roof, and the panels collect dust from ongoing building work nearby along with the usual bird droppings. We clean them from the ground with pure water and no chemicals, and single storey roofs can be soft washed on the same day.

A clean before listing a home or before a rental inspection is one of the most common reasons people in North Lakes get in touch, because a bright driveway and clean render show up well in photos.
